Graduate Student/Musician Looking for Housing (Durham/Morrisville/RTP)

Hi,
I’m a Graduate Student in Jazz Performance at NCCU in Durham currently looking for housing. I’m easy going, responsible, friendly, clean, and communicative. I'm willing to sign a year lease for the right place, but open to other rental agreements as well. I’m looking for a place as soon as possible but could also hold out for the right situation if need be.
I currently live in Apex, but I'm looking to move to Durham or close by to cut down the commute. Ideally I’d be no more than 10-15 minutes from NCCU campus.
I’m 36 years old and would probably do best in setups such as a studio space for single occupancy or a home or townhouse with other Graduate Students, Working or Retired Adults, or Mature Students. The main things I’d look for living with others is that we’re compatible, respect one another, and that the vibe is positive overall.
During the day I teach music either online or in-person and practice my Upright Bass. This does make some audible sound, so the situation would have to be right to make sure I'm not disturbing others. I’m always respectful of others and mindful of volume when practicing my instruments. It’s always within reasonable hours or with headphones when possible (especially at night).
If I’m not in working on music or teaching online, i’m out playing music with others (gigs, rehearsals, jam sessions), teaching music at homes, and doing yoga. I enjoy reading Buddhist and related spiritual texts and use what I learn in my daily life. I also enjoy studying Astrology, hiking, walking and running, but I'm generally busy with music related endeavors.
I enjoy good food and eat vegetarian. It's not a deal breaker to live with meat eaters, but strongly preferred if the household is vegetarian. Coffee and tea are some of my pleasures as well.
I keep a good balance of work and creative endeavors while taking care of myself. I don’t drink or smoke anymore. I don’t have any pets. Dogs in the house are ok but I have a Cat allergy so I can’t live with them.
I'm looking to spend about $1000 or less per month with everything included.
