If you need a safe supportive place to live this home may be for you. This post is not for sex! Though we do support your kinks this is for a roommate only. Our long term roommate and friend will be transferring out of state in a few months and we wish her auspicious beginnings in her new home! The back bedroom will be for rent again, $350 per month in December.
The home and room are fully furnished so it would be helpful if you did not have much in the way of furniture. $350 per month includes Wi-Fi, all utilities and laundry.
Currently the master bedroom is rented by a super sweet woman. I am the homeowner and I'm a super sweet person also *rolling eyes here* I occupy the front bedroom. We are private people and mostly keep to ourselves. That does not mean we are not friendly, sometimes we make dinner together.
We are seeking someone who is honest, has no pets and doesn't smoke inside (there is a large deck outside if you do smoke) Please be drug free and not an alcoholic. We would like someone who is professional and past the party stage in their life. This home might be ideal for a transgender or transitioning person ftm/mtf since we are all trans supportive here. This is a cute home south of the belt line in Raleigh. (Most people interested conclude the location is to far south for their commute to Durham or RTP) FYI.
The home is located on three acres with a creek in the backyard and tall mature pines and oaks. It feels likeliving in the country yet downtown Raleigh is only a 22 minute drive with no traffic. Wake Tech College south campus on Fayetteville Rd. is twelve minutes away. Garner, Holly Springs and Fuquay/Varina are also close by. There are NO bus routes within walking distance of here so having your own car would be a necessity. Again, see map to the right for location. The sweet little dogs in the last photo live here also, so we ask that you do not have pets.
Lease is $350 per month and $190 is required with the first months rent as security deposit.. Deposit returned when you move out if there are no (major) damages. Month to month lease is fine but longer term is prefered. A background check and proof of employment a must.
The lease has a leaving early clause which is nice because renters get reimbursed for days not spent living here....If tenant leaves before the end of the signed lease term then the remainder of the month's rent shall be prorated and reimbursed to tenant along with full security deposit. Security deposit returned in full provided there are no (major) damages.

This Lease Agreement is dated December ? ___ 2019, between _________ (Landlord) and _________ (Tenant). The parties agree as follows:
PREMISES: Landlord, in consideration of the lease payments provided in this Lease, leases to the Tenant a room.
LEASE PAYMENTS: Tenant shall pay Landlord lease payments of $350. payable in advance on the first of each month. Mid month move in shall be pro-rated.
SECURITY DEPOSIT: At the time of signing of this Lease, Tenant shall pay to Landlord, in trust, a security deposit of $190. to be held and dispersed for Tenant damages to the Premises.
UTILITIES AND SERVICES: Tenant will not be responsible for any utilities.
LATE PAYMENT: For each payment that is not paid within 5 days after it is due, Tenant shall pay a late fee of $5.00 per day, beginning with the day after the due date.
DEPARTING EARLY: If tenant leaves before the end of the signed lease term then the remainder of the month's rent shall be prorated and reimbursed to tenant along with full security deposit. Security deposit returned in full provided there are no (major) damages. Tenant should do their best to provide as much notice as possible per leaving early.
NON-SUFFICIENT FUNDS. Tenant shall be charged $35.00 for each check that is returned to Landlord for lack of funds.
ACCESS BY LANDLORD TO PREMISES: Subject to Tenant's consent (which shall not be unreasonably withheld), Landlord shall have the right to enter the Premises to show the unit to prospective new tenants or to make repairs such as plumbing leak etc.
Guests: The Tenant is allowed two overnight guests per weekly period and may not have more than 2 guests in home during the day or evening without prior discussion with landlord. Guests are not allowed after eleven p.m. unless it's a sleepover guest.
RENEWAL: The lease can be renewed at the beginning of each month at a rate of $350.00 per month. Receipt provided for each month's rent payment.
